Here are some important items that need

to be brought to your attention:

1) During winter months, it is imperative that you put down your storm windows, insert window inserts in storm doors, and keep doors closed in the cold weather. When you put your storm windows down, the window on the outer most track should be on the top in order to keep water from getting between the storm and the regular window. Do not leave windows open if you are receiving too much heat. If you live in a building with plowed parking, please be sure to remove your car early in the morning of a snowstorm so that the lot can be cleared as early as possible. Call us with problems on any of the above.

2) New England weather is very unpredictable and can cause any number of problems. Should you see any evidence of a roof or ceiling leak, call us promptly. Small leaks will only get bigger and will require excessive repairs when a small repair might have corrected the problem. If there is evidence that water has entered a light fixture, a socket, or plug, do not turn on the fixture or use the plug. Call us immediately.

3) You have been given a number to call for maintenance, emergencies, Gary Karelis, etc. Please follow instructions when you hear the message. Do not use the emergency number unless you have an emergency. When you do call in, be sure to clearly state your name, exact address, and problem. Be certain you leave a number where you can be reached. If you fail to leave any of the above, we cannot promise to get back to you.

4) Gas grills may not be used on any deck or porch at any time. Grills may be used on the ground, at least 10 feet away from the building. Grease cups should be used under the grills when the grills are in use. These are rules from the Newburyport Fire Dept.

5) For those of you with trash houses behind your building, please be sure that you put only sealed bags in the bin. For those of you who are not recycling and would like to partake in same, you may acquire the blue bin at the health dept. The bins are picked up every other week at curbside and it will be your responsibility to take the bins out to the street and bring them back.

6) All renters should consider purchasing tenant's insurance. This is very low cost protection for your belongings. I would be happy to put you in touch with an insurance agent if you would like me to recommend one to you.

7) If you notice that any common area lights are out or that something needs attention, please call the office.

8) Please complete the information form you received and returned it to me as soon as possible. If I do not have current telephone numbers on file, I will not be able to provide service as it becomes necessary.

Thank you for your attention to the above. The quality of our service depends in large part on communication. Please keep in touch.

Best regards,

Gary Karelis

PLEASE TAKE SPECIAL NOTE:

AFTER A SNOW STORM, ALL CARS MUST BE REMOVED FROM THE PARKING LOT IN ORDER FOR THE LOT TO BE CLEARED OF SNOW. IF CARS ARE NOT REMOVED IN A TIMELY MANNER, I CANNOT BE RESPONSIBLE IF THE LOT IS NOT CLEARED. THANK YOU IN ADVANCE FOR YOUR COOPERATION.
